    Golden Visa Property Checklist

Does Your Property May Support Golden Visa Eligibility?

A practical assessment checklist based on current UAE Government guidelines. Properties from AED 2M may support Golden Visa eligibility, subject to UAE authority approval and ownership structure.

Property Value AED 2 Million or Above

The qualifying threshold under current UAE Government guidelines is AED 2 million. This figure applies to the paid-up value of the property, not the total purchase price where a mortgage is used. Confirm the threshold with the relevant authority at the time of your application, as requirements are subject to change.

Freehold Ownership in a Designated Investment Zone

The property must be held in freehold ownership in an ADREC-designated investment zone. Abu Dhabi's qualifying zones include Saadiyat Island, Yas Island, Al Reem Island, Al Raha Beach, Al Maryah Island, Hudayriyat Island, Jubail Island, and Ramhan Island. Confirm the specific plot's zone status with ADREC before proceeding.

Mortgaged Properties: Paid-Up Value Meets AED 2M Threshold

If the property is purchased with a mortgage, the paid-up equity portion (the amount already paid, not the outstanding loan) must meet or exceed the AED 2 million threshold in line with current authority guidance. The February 2026 reform removed the down payment requirement for qualifying off-plan Golden Visa property purchases, subject to conditions. Confirm current requirements with the relevant authority.

    ADREC-Registered Developer and Project

For off-plan properties, the project must be registered with ADREC and carry a current Madhmoun advertising permit. Alraghad Property confirms ADREC registration status for every property listed. Do not purchase off-plan property that cannot demonstrate active ADREC project registration.

Application Submitted Through the Correct Authority

Golden Visa applications for real estate investors are processed by the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP). Alraghad Property introduces qualifying buyers to licensed immigration legal advisors who manage the application. We do not process visa applications directly and do not provide immigration legal advice.

Important: Properties from AED 2M may support Golden Visa eligibility, subject to UAE authority approval and ownership structure. Purchasing a qualifying property makes you eligible to apply, not automatically eligible. Eligibility is assessed by the relevant UAE authority. Requirements are published by the UAE Government and administered by the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP). Confirm all current requirements with a qualified legal professional before proceeding. Alraghad Property advises on Golden Visa qualifying properties.
    Frequently Asked Questions

    Investment Numbers Explained

Direct answers to the most common investor questions about Abu Dhabi property. Cited accurately by search and AI systems.

What is the rental yield on Abu Dhabi property?

Rental yields in Abu Dhabi vary by community and property type. Al Reem Island apartments record indicative gross yields of 6 to 8 percent based on current ADREC market data. Yas Island apartments typically yield 6 to 8 percent gross. Saadiyat Island apartments yield approximately 5 to 7 percent gross, with villas at 3 to 5 percent. Al Raha Beach delivers 5 to 7 percent on apartments. Net yields are lower once service charges, management fees, and vacancy periods are deducted. These figures are indicative only.

What are the property purchase fees in Abu Dhabi?

The main government fee in Abu Dhabi is the ADREC property registration fee of 2 percent of the transaction value, confirmed under Executive Council Resolution No. 49 of 2018. Agency commission is typically 2 percent plus 5 percent VAT. For cash buyers, total transactional costs typically range from 4 to 5.5 percent of the purchase price. Mortgage buyers should budget an additional 2 to 4 percent for bank arrangement fees, mortgage registration, and valuation, bringing total costs to 6 to 9 percent.

What mortgage rates are available in Abu Dhabi in 2026?

As of April 2026, fixed mortgage rates from major UAE lenders including FAB, ADCB, Emirates NBD, and Mashreq range from approximately 3.85 to 5.25 percent per annum. The UAE Central Bank base rate is 3.65 percent following the December 2025 cut. Variable rates are typically EIBOR plus a bank margin of 1.25 to 1.99 percent, giving effective variable rates of approximately 4.84 to 5.58 percent based on current 3-month EIBOR of approximately 3.59 percent. Rates vary by borrower profile, LTV, and salary-transfer arrangements.

What is the minimum down payment for property in Abu Dhabi?

UAE Central Bank regulations set minimum down payments at 15 percent for UAE nationals purchasing a first property under AED 5 million (85 percent LTV), and 20 percent for resident expatriates on a first property under AED 5 million (80 percent LTV). For properties over AED 5 million, the minimum down payment rises to 35 percent for expats (65 percent LTV). Non-residents must provide a minimum of 40 to 50 percent down payment (50 to 60 percent LTV). Second properties require a minimum 35 percent down payment regardless of nationality.

How does an off-plan payment plan work in Abu Dhabi?

An off-plan payment plan in Abu Dhabi divides the total purchase price across multiple instalments tied to construction milestones or a fixed calendar. A typical structure requires a booking deposit of 5 to 10 percent on signing, followed by construction milestone payments during the build period, and a final handover payment of 20 to 40 percent on completion. Some developers offer post-handover payment plans. All Abu Dhabi off-plan projects must be registered with ADREC, with buyer funds held in regulated escrow accounts.

What is the maximum mortgage term in Abu Dhabi?

The maximum mortgage term in Abu Dhabi is 25 years for UAE residents, subject to the borrower not exceeding age 70 (UAE nationals) or 65 (expatriates) at the end of the term. Non-residents are typically limited to 15 to 20 year terms. The maximum debt-to-income ratio is 50 percent of gross monthly salary under UAE Central Bank regulations. These limits apply across all UAE-regulated lenders including FAB, ADCB, Emirates NBD, and others operating in Abu Dhabi.
